My wife and I are hoping to buy a 2/1 bungalow in the area and we want to have an addon built for a master suite to make the home a 3/2. The home is squared off in the back (no rear porch), and I have envisioned extending off the back of the house. The existing gabled roof and floor plan seem to suit an expansion nicely, and I have a background in engineering and some architectural drafting, so I'm comfortable with the plan.
First, I am hoping someone has a good recommendation for a general contractor who has experience with bungalows. Second, what kind of range for cost per SF could we expect? For a 450 sf proposed addition I was hoping $30-$45k is about the max we were looking at, but some internet searches have me wondering if this project will fit our budget.

Dublay,
We renovated a master bath addition two years ago. The renovation was down to open studs, so almost a total rebuild. The area was roughly 117sqft. The cost was over $200sqft, but that included dismantling most of the structure first.
In my experience with this, I'll say that bathrooms (and likely kitchens too) are the most expensive per square foot because of the intricate plumbing, the additional surfaces (tile etc), and the cabinetry and fixtures. So a master bedroom, which is mostly just a big open space, is fairly inexpensive per square foot but a bath can get pricey. You'll want to make sure your existing A/C can handle the extra volume, too. If you live in the local historic district, you sould also plan on an additional $35 or so for the ARC permit (it may have gone up this year... not sure.)
